Specialist Restoration, Repair & Washing of Aging Facades

Sooner or later every facade needs repair: water penetration through the joints, waviness of composite panels, rusting substructures, dull and cloudy glass and stone, or rattling panels in the wind. Unfortunately the market's usual answer is full demolition and rebuild — several times the cost of proper repair, months of debris, and often a repeat of the same mistakes.

Namakaran Fakher Engineering Co. offers facade restoration and repair as an independent specialty: first an accurate diagnosis (not guesswork), then targeted repair — sealing, re-jointing, washing with specialty agents, replacement of damaged panels, substructure repair and anti-rust treatment — and finally a written warranty on the repaired work.

1Warning Signs — Your Facade Needs Restoration

  • Water penetration into the lobby, floors or behind the panels (damp stains, peeling interior paint)
  • Waviness, bowing or lifting edges of composite panels
  • Rust and brown stains on joints and panel edges (substructure or screw rust)
  • Looseness, rattling and movement of panels in the wind — a fall hazard
  • Cloudiness, permanent water stains and greened joints of glass and ceramic
  • Cracking, flaking and deep soiling of stone and concrete materials

2Restoration & Repair Services

Facade Sealing & Re-Jointing

  • Locating leak points with water testing and thermal imaging cameras
  • Re-jointing with structural silicone, polyurethane and standard EPDM tapes
  • Sealing facade junctions with the roof, parapets, windows and services

Specialist Facade Washing with Dedicated Agents

  • Glass and spider facade washing with dedicated solutions and abundant water (streak-free)
  • Composite and aluminum washing with non-alkaline cleaners for paint and PVDF coatings
  • Stone, ceramic and exposed concrete washing with agents that remove soot, algae and deposits
  • Executed with scaffolding, winches and aerial work platforms — no damage to materials, full safety

Replacement of Damaged Panels

  • Replacing wavy or damaged composite panels with color-matched material
  • Replacing broken, fogged or failed double-glazed units in curtain walls
  • Color matching of new panels with the existing facade (where custom production is possible)

Substructure Repair, Anti-Rust & De-Waving

  • Opening up loose panels, cleaning, anti-rust treatment and reinforcement of substructure connections
  • Adjustment and correction of panel waviness and bowing instead of full replacement
  • Replacing corroded screws and clips with stainless fixings

Restoration with Material Change (New Overlay)

  • Overcladding the old facade with a new second skin (composite, HPL, punch metal, thermowood) without demolition
  • The right solution for occupied buildings — no relocation of residents
  • Simultaneous improvement of appearance, waterproofing and thermal insulation

3Specialist Facade Washing — Why Ordinary Detergents Are Forbidden

Facade coatings are sensitive: the PVDF paint of composite panels dulls under strong alkaline agents, glass stains under strong acid, and stone erodes and becomes porous with the wrong detergent. That is why facade washing is done with specialty facade-cleaning agents — selecting a solution matched to the material, testing on a small spot, washing with plenty of water and fully rinsing off all residue.

Our team assesses the material type, facade age and severity of soiling and delivers a documented washing protocol (agents, concentration, tools and the interval between washes); the result is a facade that is properly cleaned — not further damaged.

4Restoration Project Stages

  • Visit and technical assessment: recording defects, water testing, inspection of the substructure from behind the panels
  • A clear technical report: list of works, prioritization, line-by-line estimate
  • Targeted execution with the least disturbance to residents and building use
  • Handover with a checklist, a final water test and a written warranty on the repaired work

5Why Repair Beats Full Demolition

  • Cost: targeted repair is usually a fraction of the cost of a complete facade rebuild
  • Speed: no long debris removal and no need to vacate the building
  • Sustainability: the healthy body of the facade is preserved; only the defective parts are replaced or repaired
  • Environment: a substantial reduction in construction waste

Custom execution detail

80% of failing facades start at the joints. Proper repair means cutting out the old sealant back to sound backer rod — not just new sealant over old!

Part-by-part notes:

  • 1Foam backer rod — controls the sealant depth; without a backer rod the sealant bonds on three faces and loses its elasticity (the 2:1 width-to-depth rule).
  • 2New neutral-cure silicone — acid-based sealant corrodes the facade and aluminium; a neutral structural silicone with verified panel compatibility (compatibility test) is selected.
  • 3Edge priming — on porous surfaces (concrete, ceramic) primer multiplies adhesion; without primer, within two years the sealant peels off the concrete.
  • 4Replaced EPDM gaskets — dried, cracked gaskets are the first source of water ingress; gasket replacement is often cheaper and more effective than re-sealing.
  • 5Cutting out the old sealant — with a dedicated tool down to full joint depth; remnants of old sealant trapped inside the new bead are a hidden weak point.
  • 6Nano sealing on the panels — an invisible hydrophobic layer on composite/HPL/concrete; it stops water staining and dirt run-off and makes the next wash easier.
